What Looks Like a Lot Is Actually One Thing (The Method Behind the Many Hats)

Life has been dynamic this year. Enough that I owe you an update, and enough that the update itself proves the point I keep making in this newsletter: strategy and execution live in two different rooms, and almost nobody builds a door between them.
Since 2023, everything I do in the Kingdom sits on three legs: deal structuring and transaction support for income-generating and mixed-use assets, destination creation and asset activation strategy, and market entry and Saudi localization for real estate related actors arriving here for the first time.
Three years in-market taught me something counterintuitive: the deeper my understanding of this market gets, the narrower my focus becomes. Not because the opportunities shrink, but because I now know exactly which problems I solve well, and for whom. Today that means family offices with Saudi exposure, landowners assessing development potential, operators seeking local market alignment, asset managers across hospitality and mixed-use, and Vision 2030-aligned project sponsors.
Narrowing isn't retreat. It's what happens when strategy stops being a slide and starts being a track record.
Two things are proof of that right now.
I recently joined Impact MENA as Board Advisor for International Partnerships. We're building something some of our guests have already started calling "the baby-FII" : boutique by design, efficient by necessity, a privately led gathering built around three tracks (Experience Economy, Capital & Digital Infrastructure, and Real Assets). The Riyadh edition runs 24-25 November, and I'm deep in the room where the strategy of "who needs to be in this room" turns into the execution of actually getting them there.
At the same time, through a new entity my partners and I set up, we're supporting several family offices developing a major mixed-use project in Medina, on deal structure and destination creation together. That pairing matters. A destination concept without deal structure is a vision board. Deal structure without a destination concept is a spreadsheet with a nice cap rate. The clients who keep coming back to me for asset activation, exit strategy, and project inception, some for years now, come back because I hold both pieces at once.
There's a third thing I'm not ready to name yet: a venture with partners I deeply respect, close to being ready to announce. When it's public, you'll see it fits the same pattern. More on that after December.
Public speaking has always been where I test whether an idea survives contact with a room. This season gives me an unusually good set of rooms.
Today, I'm moderating a panel at the Hotel & Hospitality Expo Saudi Arabia at Roshn Front Conference Center. On 20 September, at the Global Project Management Forum المنتدى العالمي لإدارة المشاريع , I'm on a leadership panel on scaling hospitality without compromising performance, then a panel on what mega infrastructure delivery teaches us about complexity and stakeholder management, and then, at 5pm, my first keynote ever: "Invisible Stakeholders, Visible Costs: What Gets Missed Before a Real Estate Project Goes Wrong." That title isn't a one-off. It's the seed of a new interview series I'm launching in 2027, sitting alongside The Project Within and The Debrief.
The circuit continues: Global Business Excellence in London on 12 October, then moderating at MIPIM Middle East on 20 October ("Unlocking Urban Investment: Strategies for City-Led Growth in the Middle East"), Cityscape Riyadh, the GBB Venture Real Estate Investment Summit on 10 November, and then the one I'm proudest of organizing, Impact MENA Riyadh, on 24-25 November.
All of it, the board seat, the Medina mandate, the panels, the keynote, the thing I can't announce yet, gravitates around one purpose: aligning the people who hold capital, knowledge, connections, and land, so that what gets built matches what was actually promised.
That's the gap I keep coming back to in this newsletter. Strategy is cheap to write. Execution is where alignment either shows up or doesn't. I spend my time in the second room.
